The Bally NV distribution warehouse in Asse (Belgium) stores a variety of goods. Due to sporadic leaks across its roof, the company's management sought the expertise of a specialized roofing firm to carry out the renovation works. This led them to Dakrubbercentrale, a family-owned roofing company from Antwerp with over 27 years of experience.

The existing 3,500 m² roof area, including several skylights, was covered by a bituminous roofing system. The first step taken by Dakrubbercentrale was to accurately assess the roof's condition. They did this by carrying out a thorough inspection, in collaboration with Elevate specialists. The roof was inspected using state-of-the-art drone technology equipped with specialized software. This resulted in precise measurements that informed the optimization of calculations.
The comprehensive analysis of the roof surface revealed several points of leakage. For the renovation, the team opted for the new, self-adhered RubberGard EPDM SA membrane from Elevate, primarily due to its outstanding speed of installation. It was decided not to remove the original bituminous roof covering, but to place a wooden cladding on top of it as a separation layer before applying the new RubberGard EPDM SA membrane.
RubberGard EPDM SA is an EPDM roof waterproofing membrane that features a factory-applied adhesive layer across its entire surface, which ensures the uniform and strong adhesion of the membrane to the substrate.
With the Bally project in Asse, Dakrubbercentrale became the first roofing company in Europe to install RubberGard EPDM SA. “This single-layer, self-adhered roofing membrane can be installed significantly faster than traditional fully adhered EPDM systems,” explains Jens Breynaert, Technical Project Engineer at Building & Roof Management, the official Elevate representative in the Benelux region. “Dakrubbercentrale has a long, successful track record installing Elevate EPDM roofing systems, so they were ideally positioned to be the pioneers in the application of this innovative membrane technology,” he adds. Elevate's Technical department provided extensive assistance during both the startup and execution phases of the project.
“The self-adhered installation method of RubberGard EPDM SA completely removes the need to apply bonding adhesive and wait for it to dry,” continues Jens Breynaert. “This eliminates solvent emissions, enhancing the product's sustainability. It also generates a lot less waste, as roofers do not have to deal with the disposal of empty pails of adhesives, used brushes, etc. From the roofer’s point of view, the membrane is also more pleasant to work with, as the lack of solvents means there are virtually no odors,” states Breynaert.
